Mechanical Services

What are Mechanical Services?

Relates to the various systems and elements within in a building or facility that typically involve mechanical engineering. This can include installations, repairs, maintenance and testing of these mechanical systems.

Common types of Mechanical Services can include:

  • Heating, Ventilation and Air Conditioning also known as HVAC,
  • Plumbing Systems
  • Fire Protection Systems
  • Electrical Systems

Mechanical Systems ensure that environments are safe and comfortable for occupants in addition to protecting occupants and the building itself.

Requirements for Mechanical Services

As all things related to Fire Safety and Essential Safety Measures (ESM), mechanical services also requires frequent maintenance and testing according to AS1851.

This ensures mechanical systems are performing optimally by being accessible for all occupants to ensure their safety and comfortability.

Regular maintenance checks prevents potential further costs associated with mechanical systems by avoiding replacements, repairs and installations thus improving the longevity of your system.

Testing & Maintenance Schedule

Each buildings frequency of maintenance and testing can vary. This is due to the buildings requirement as labelled in the building occupancy permit in addition to the type of mechanical system and type of usage the system has.

Common intervals for mechanical systems testing & maintenance are:

  • Quarterly
  • Six-Monthly
  • Annually
